The New Frontier District is Glendale’s emergent area for development providing new industrial, office, and retail opportunities for Glendale and the entire West Valley. This district is over 23-square miles and is easily accessible for businesses and residents as it is served by the Loop 303, which connects to the I-10 to the south and runs north to the US 60. Glendale has five miles of double sided frontage along the freeway for development. Northern Parkway provides additional connectivity in the area giving vehicles easy east/west access in the area. Future expansions of the Parkway will connect it to Loop 101 and the Sports and Entertainment District. This district has more than 5.5 miles of rail served property through the Burlington Northern Santa Fe Railroad. Coupled with the large land sites available for development, this district provides an opportunity for manufacturing and logistics companies looking to establish a presence in the Valley of the Sun.

Our 6-square-mile, mixed-use district is the home of the NHL Arizona Coyotes, NFL Arizona Cardinals, Los Angeles Dodgers and Chicago White Sox Spring Training facilities and the Fiesta Bowl. The City-owned Gila River Arena, operated by AEG, serves as the anchor for the Westgate Entertainment District that is owned by Yam Properties. This district has hosted Super Bowls, BCS National Championship football games, World Cup Friendly matches, NCAA Final Four Men’s Basketball Championship and countless world-class concerts at State Farm Stadium and continues to be a major driver for additional hotel and entertainment development. This vibrant, regional destination is becoming a major employment corridor including offices for Ring, Bechtel, Humana, Terminix and others who employ over 2,500 professionals within the district. Glendale’s Downtown District encompasses less than 0.2 square miles of commercial space that is prime for redevelopment opportunities. Glendale’s downtown was built to support a pedestrian-friendly experience that now provides significant benefit to an urban revitalization. High vacancy rates, prohibitive zoning, and aged infrastructure are some of the challenges that plague this district.
